Grand Park will be an awesome community once completed. We signed last year for a spec home, with the understanding that the home would be completed within 6-7 months, as the slab had already been poured and we didn’t get any selections (presuming they ordered things they were fairly certain would be in stock). As the months progressed, we were never introduced to our CM - we aren’t even sure if we had one at that point, assuming we did, we are now on our 4th CM. Material delays, labor delays are very understandable in this current climate. We have been very patient. The problem is that now, homes that sold much later than us - that hadn’t been started until this year are now being provided scheduled closing dates. Their homes are quickly surpassing the status of our home. Our home has been in delay for months now waiting on HVAC. It seems that Neal no longer has a good reputation or relationship with the local subs. If you go down the street to another, much larger neighborhood, you can see where all the subs are working as it is a mini city with incredibly clean and organized job sites. Work is being done EVERYWHERE. Neal has always had an excellent reputation in Florida, but it is quickly turning incredibly sour as it is believed that he has taken on more communities than he can possibly get the manpower or materials to build - it’s believed they are shuffling subs in groups from community to community - and if you are at the bottom of that barrel, you just have to wait a year for your turn to be in that shuffle. Everyone with Neal has been very pleasant to work with, it’s just that they can no longer handle the job, or as a company they have a predatory strategy of pushing people who got in at lower prices out so they can resell the houses to northerners at a much higher price. Interest rates are rapidly rising and maybe their goal is to make money on people by keeping their large deposits and hoping they cancel the contract, while then reselling the homes for more. As a company they have turned predatory, untrustworthy, unreliable, and seem intent on scamming people out of their hard-earned money.

We recently went under contract with Neal Communities and are very pleased with the responsiveness and professionalism shown to us by the Neal staff. Judith has been amazing and will make you feel like family from the very start. A salesperson that also lives in Grand Park. Even our realtor has a Neal home! That alone should tell you something. Marina in the design center has been wonderful as well in her patience to help us understand the processes and the pressures faced with long lead time supply issues during this time. She was also able to explain the pros and cons of color choices for things based on attributes I was not even aware of. David in the sales center was also great as he willingly pitched in when Judith wasn't available to help us with pressing questions and provide documents to help us out. Even has an awesome shark's tooth collection found from digs on site! Overall we are very pleased with Mr. Neal and his team. We hope the supply chain issues he faces lessen in the near future to keep things on track but he's doing as much as he can to even include buying the subcontractors to allow even greater control of the supply chain for his homes.

We contracted to build with Neal Communities back in December. Aaron is our salesperson, and it has been an exceptional experience so far. We met with Stewart for our pre-construction meeting, and he calls us every week with an update. We currently live out of state, and Aaron and Stewart have sent us ongoing pictures and video.

Hi Keith, HOA fees vary between $161-$371 per month depending on home series. Rentals are allowed in 6 month increments. Short term rentals are not permitted. We hope this helps!
