We have known Kirsten a long time and she has consulted with us about real estate and provided solid advice throughout the years. Recently she helped us find an agent in the Central Valley who was wonderful. I was familiar with Kirsten Reilly from her signs on so many listings in the Cambrian area, and her strong neighborhood advertising presence. My Family has lived in this area for over 60 years. Kirsten is not only familiar with it, she lives there. She has solid sense of what is needed to get the most from properties. She can take the lead or take yours. Kirsten, her husband Seth, and their team make selling a property pretty effortless. They have contractors ready to bid and ready to get right to work, good resources. Seth oversaw all projects, emailed updates & reports, and sent notifications as projects were in process or completed. They have an efficient system in place that works. Kirsten and Seth are good communicators, responsive, and available, making for 2 positive experiences.

The Kirsten (Sales) and Seth Reilly (Marketing) team worked with us to sell our home in the beautiful Cambrian Park area. We were interested in working with this team because as long-term residents of the area we noticed that homes listed by Kirsten sold more quickly and at a higher price. Also, Kirsten sold a high volume of homes in our area. Our sale timeline was particularly stressful because we were in the process of moving 700 miles away and preparing our house for sale. Kirsten and Seth are very organized and knowledgeable. We began with a market analysis, discussion of home preparation and a calendar for selling the property. Seth managed the home preparation by securing and supervising quality, reliable and fair priced contractors. Seth is very budget minded and considerate. Seth will keep you in the loop as to progress of tasks, will make cost effective suggestions and will listen to your concerns and act on them. As a result of their superior teamwork, our house sold very quickly and well above asking price.

Kirsten was amazing to work with, we interviewed a 5 realtors and she stood out by far. We relocated from out of state and she was essential to us understanding the bay and the market. After touring a few homes our first offer was at first tied (out of 20) and she was able to negotiate our win! We saved so much time (and money) by listening to her and even though the recommended offer felt high initially we have 100k in equity over our offer after 6 months. Save the headache, go with Kirsten and her team and listen to her advice, she knows the business inside out and out and it shows!

Idaho, Roseville, Phoenix, Austin, Denver, & El Dorado Hills! These are just a few of the places my clients have moved in the last year. According to the state Department of Finance, California's population declined by 182,083 people in 2020. This is the first time that number has decreased since 1900! From what I see, leaving the area is primarily a financial decision, and there are a lot of people who are being squeezed by the increasing cost of living here. However, there are a LOT of families here who make high salaries in tech jobs, who are still renting and who want to be home owners. With the low interest rates, there is a “fear of missing out” (FOMO) and increased sense of urgency to purchase. Not to mention that the stock market has been very strong which positively impacts a lot of Bay Area buyers. Until the very low supply and very high demand balance out, home prices are going to continue to stay incredibly strong.

Is staging a home worth it?

Do you ever go see open houses in your neighborhood.... just for fun? You should!! It's a blast! You can pick up kitchen and bath design ideas, chat with other curious neighbors, and keep tabs on pricing in the neighborhood. If you frequent open houses, then my bet is that you have seen some pretty great staging... the kind that makes your heart melt for a house, and you've probably seen some pretty horrendous staging too. Do you remember anything about the house with the bad staging?? I'm going to guess not, because bad staging is totally distracting and leaves a bad impression on the home. Bad staging is cheap (or "free") and it makes your house look CHEAP. Good staging inspires you and compliments the home and all its strengths. Is good staging cheap? No. But is it worth it? 110 percent yes. What is better - a vacant house or bad staging? I'm sure you know the answer - if your agent doesn't have a good stager, leave it clean and vacant.

Every home and seller's situation is different, but overall, there are a few basic things you can do when you're getting ready to sell that tend to be cost efficient and effective in producing great photos and excellent results: 1) Painting 2) Thorough house cleaning/window washing 3) Staging 4) Freshen up the garden. A fresh coat of paint inside and out is often well worth the investment! It makes the house look newer, smell fresh, and gives it a "move-in ready" feeling. Home cleaning - or home detailing as I like to refer to it - is more expensive than your weekly cleaner, and is worth every penny. Staging is a great tool and excellent investment. If possible, empty your home and stage it. Or take out almost everything and then do a "partial stage." When fixing up the garden, focus your time and budget on the front yard curb appeal. Then think about the back if time and money permit. Hope this helps! --Kirsten
