I've lived here for 2 years now and have really watched this place decline. Haven't had a manager for over 1 year, office staff never stays, maintenance staff is very sweet but overworked, and the corporation doesn't want anything to do with the homeowners here. They want to collect their rents and that's it. It's like pulling teeth to get things done and we had to get Attorneys to help us. They keep using COVID as an excuse to not have our clubhouse and pool open, roads have huge pot holes, water leaks, and the fencing is horrible and falling down. Just found out they are going to replace (parts of it) because at an average of $900. per unit and almost 900 units in here they can't afford to replace it all at once! REALLY!

The journey living here has been extremely interesting to say the least. There has been no Property Manager to speak of, no Leasing Consultant, no Maintenace Supervisor until recently who is currently working between 2 properties. All positions have been vacated for a minimum of 6 months to a year making the ownership thousands of dollars with no paid wages for these positions. While I understand business is business the industry standard for rental increases is between 2-3 %, not the 4% ($40 per month increase)they are charging for a quote "premium lot" which in layman's term is considered for example a corner lot. I do question their practice of Fair Housing being implemented as fair and equitable across the board, when there is a neighbor who lives on a corner lot, has a street sign on the lot and their rental increase was only $35 a month...mind you the increase doesn't include all amenities promoted and being unusable for over a year due to the pandemic. I get it that this was out of anyone's control, especially the resident's. Where does the dollar amount for rental increases come from? They surely do not come from neighboring properties (your comps) as their increases were substantially lower than yours. This must be why so many homes are for sale and they are offering specials to get these vacant homes occupied. There has been such a huge disconnect with the residents and the 'office' this past year. When calling the office, the condescending responses to questions asked is truly cringe worthy, considering the monies paid monthly pay your salary. Terrible leadeship! Hopefully a win/win for everyone can be generated!!

Yes I live here. Don't know about the rentals for sure. The people I do know that live in rentals one Just got booted out when they had to renew after 5 years another has worried every year of they were going to be renewed. My opinion to anyone is you don't want to live here. They are all promise and no work. Don't plow but one down the middle don't fix things unless you are by the club house I've been here 4 years.... Bought.... Wish I could afford to leave go elsewhere

Someone in the household needs to be 55+. If someone was living with another that age because the person is handicap, the caregiver isn't required to be older. There are several manufactured home places here. There is one just east of us on Gale and 92nd (might be called Thornton Parkway) that is a mixed age, but it seems really nice. Homes are well kept, streets are in good condition, and I am sure there are places that would quiet. Alta Ridge.
Not when I lived there. Water and Trash are added to your monthly invoice and you pay for electric/gas separately.
Space fee for a double wide is $900 a month for the lot only,that covers trash service only.no home owners association
yes,there are several types and variety of mobile home's for rent & for sale not sure how much though,senior citizens 55 & older live here,very quiet place to live,check in at the front office to verify all prices okay 😀
