Rented my camper to some folks who stayed here. There are only a few non-seasonal spots in the campground but those are the best ones - wooded level spots along the river. The campground is located right in Phoenicia and you can walk anywhere in town from your campsite. That is very rare and Phoenicia is a great little town! Owner George seems like a cool guy and he took good care of our renters who were first-time RVers. They really enjoyed talking to him and it seemed like he could tell quite a few stories! The bathroom and other facilities have definitely seen better days and there are no real amenities but note that this is a campground, not a resort. The price is appropriate given the amazing location. A real gem in the Catskills!
The Greatest Show On Earth
I loved this place! This was my first time camping, and it couldn't have gone any better. I had a beautiful campsite by the creek, easy access to the stores and buses in Phoenicia, and just a great time overall. George was so nice and helpful. He explained to me how to set up the firewood (even though I never actually made a fire while I was there) and where the best place to go stargazing was. He also explained the bear situation around the campsite. Just like he said, the bears didn't bother me at all. I didn't even see any on the campground while I was there, but I did hear one going through the dumpster at night on the side of the campground. I guess the bears there think they're raccoons or something. I saw some reviews here that said this place is a parking lot. I find that really harsh. After all, parking lots don't have places set up to put down some wood to make a fire. Parking lots don't have a table and benches on just about every campsite for you to use. Parking lots don't have beautiful views of a beautiful creek. Yes, the campsites are close together, but if you're worried about privacy you can just close the shades on your RV or keep the rain cover up on your tent and you shouldn't have any problems. Besides, I was tent camping and there was no one near me by at least 3 to 4 sites so I had plenty of room to breathe. I also saw some reviews that mentioned people playing loud music. I didn't hear any loud music while I was there, though there was someone setting off fireworks in Phoenicia at 10PM. I guess thats the con of going on Independence day week. Still more than worth it though! So to sum it up, this campground is amazing, the town of Phoenicia is beautiful, and George, one of the owners of the campground, is super nice. If the office is closed, you may want to call him up when you get there so you don't have to go walking around looking for him...like I did! Hey, at least I gave myself a nice tour of the campground!! Thanks for having such a great campground George. I wish you all the best and hopefully I'll come back sometime in the future! -Michael.

This place is very cool and laid back. Stayed here for Halloween. It's right on the river and a 2min walk into town. We woke up to a bunch of snow in the morning and it was awesome!

We spent a weekend here, and had a campsite next to the river. The river is beautiful, and the owners are very friendly and helpful. However, the campsites are small and close together. Before coming I had read reviews saying the place is a parking lot, which I didn’t understand—but now I do. There are a lot of RVs, and the spaces are so close together that it does look like an RV dealership. The bathrooms and showers were quite dirty, even for a campsite. Whenever I went, there was either no toilet paper or no soap. For the price, I was expecting better facilities, and a bit more space between sites.

Yes, really not bad at all. Bring your own toilet paper. Showers are warm, pull string. I have used far worse facilities.
Tent Sites for creek and off creek are $35 per night (Creek Sites 2 night minimum), includes two people. $10 extra for each additional person up to 4 people total. (excluding group sites) All Creek Sites - 2 night minimum. Weekend holidays require 3 night minimum
Usually always a site available for tents. Trailers hit or miss, especially if you want septic hookup. Try to get down by the creek.
