Just bought our first camper and this was our maiden run. It was surprisingly quiet and the staff was very friendly. One thing we did not like is that their website is misleading. It says "numerous sites having direct frontage on the Dowagiac River or a private lake." That is not true as those sites are only for seasonals. Would consider returning but there are so many others to visit!

There are very friendly people here and overall it can be a great experience if you don't mind getting carried away by a million mosquitos and other insects. Definitely stock up on bug spray for yourself and yard. They artificially color their 'lake' blue. The river is beautiful in most areas if maintenance is kept up to access it. During rain seasons if you're parked anywhere near the river, you will be flooded. There were times they had campers damaged due to flooding, many campers have to move their rv's to the back of the campground until the flooding subsides. You still have flooding around other areas but not as deep as it is near the river bend. Mosquitos are thick all around, but worse near the water. The manager is not professional or respectful. The other lady in the office, beth, is very nice and friendly. There are new rules such as no kids under 16 riding golf carts. No guns or beebee guns or paint guns. Noise restrictions after 10 on weekdays and 11 on weekends. You're not allowed to have motorized bikes out there. If you stay in a seasonal lot you must maintain your own lot or pay maintenance to do it for you. They no longer do it as part of the campground amenities. Bathrooms are decent, but no ventilation. So you are either extremely hot or extremely cold while showering. But they have access 24/7 to use them as needed. Just clean up after yourself. Usually every Monday they'll dump your septic tank for you if not at full hookup, if you need it done again they will charge $20. Save your money and either dump it yourself on the way out or buy a portable tank you can empty into and dump it yourself. But if you are not bothered by it, then by all means spend away. Not everyone is conservative, I wouldn't want to play with the septic myself either! Ha. Anyways, the community does have events throughout the summer and they love community involvement. The campers there were very friendly. They all drink for the most part, and they drag canoes behind golf carts and the manager likes the hop the grass hills. So it can be fun. It seems like they waited till we left to maintain the trails, but they still aren't all accessible. Their website lies about how much acreage of trails they have accessible.

No respect for a speed limit. All roads are dirt so either you are getting dusted out or it’s all nasty mud. Honestly I’m hating to see the filters on my air conditioning system. If you don’t have a water treatment of some kind for your camper I wouldn’t recommend this place. Shower, sinks and toilet would turn orange. I was scrubbing every third or forth day to keep it from completely staining everything. And also to mention it stinks. I even bought water for my dogs. If your a traveler for work it’s not the place to stay there is no noise curfew. Drunks or children riding around on golf carts through the wee hours of the morning. It would be beautiful property if it was kept up. I had to rake ours and the neighbors site because the leaves was so bad that the bugs and spiders was taking us over. I guess you could say maintenance could possibly be done if it wasn’t for changing management all the time. Don’t let the pictures fool you. This place doesn’t look nothing like this anymore.my personal opinion is for the price it needs lots of upgrades. Also there is hardly anyone in the office. Some friends that were traveling with us would leave messages and never get a returned phone call. After reading another review about trying to reserve a spot with a older model camper well there has been a few in there older than an 08 while we have been there

Completely flooded out and under 6' of water last winter. If that's hilly enough for you, then yes, it's on a Hill.

It depends on where you want to camp by the river or by the pond. It is 30 to 40 a night. It is a really nice place and we'll worth the money.
