I have been living at the villas for 2 years and some change now. Things I Like: -It’s quite and grounds are kept. -Safe enough to walk, run, bike, etc around the neighborhood. You will often see people doing those things. I have been out between the hours 12am-5am on different occasions and didn’t see anything suspicious besides shadows from nature. -Maintenance has been good to me. I put in a request and within 1-3 business days it’s done. Travis is nice and came to fix my garbage disposal within a day. -The concierge people are friendly. Joey is AMAZING. -I like interior of the apartment. -The food trucks are cool but I only come out for the funnel cake truck (Fun-O-Cake). -Rarely see a bug in my apartment -Key fobs to get in your building are nice considering anyone has access to the community during leasing office hours. UPDATE: They moved the broken gym equipment out and added a stairmaster so that's nice Things That are Annoying: -There are birds in the vents, but I have seen maintenance on the high ladders cleaning them out several times but I guess birds somehow find a way to get back in there. It can get annoying hearing them early in the am. -Bad to have a Honda. Mine and many others were broken into in 2021. There are no cameras so all the office had to say was they are sorry it happened. They put cameras at the Serenity Gate but not at the Villas Gate which doesn’t make sense to me considering you can get to both communities with either gate. I haven’t been hit since then but I think the Serenity Garage has. -I feel like we should have access to both gates since you can get to either community with them. Sometimes they don’t work and you are sitting there. The call box to let a guest In is also iffy. -Thin walls. Too often I have heard my neighbors having relations, playing music, hearing their TVs, hearing them pee.etc. -This is a heavy dog community. A good percentage own a dog. Being that the structure is on the thin side, you can expect a dog outside barking at nothing or having a barking fight with another dog early in the am this waking you up. -It is near a highway so expect highway noise. -Some owners don’t pick up their dog’s poop even though there are waste baskets and bags stations along the perimeter. Every now and then, they will send an email about it. -Enclosed building means you will smell others cooking. They do put air fresheners in the hallways but it can only do so much. -The way leasing office handles noise complaints. I am on the second floor and recently had a new neighbor move in on top of me. I can hear him walk throughout his apartment. It’s annoying. Never heard my previous neighbors for the past 1.5 years. I called the office multiple times and they said they would call the tenant and he would then say ok he will do better but it’s still happening. I talk to Ashley , the community manger, and all she had to say was quite hours are between 10pm-7am and they can’t control how someone walks. She said to contact them if it keeps happening but why would I do that when they basically told me there is nothing they can do besides call. They say he is apologetic but it is still happening. Just today he was up stomping around at 6am waking me out of my sleep. If you can’t handle noise, get a 3rd floor unit if it’s available. It was not to me at the time. Carrying groceries is going to suck tho. -Parking is TRASH. -They took the recycling bins away from the trash areas and expect us to go all the way to Serenity trash area to dump recycling there. -Leasing office can be snobby -A bit pricey for what you get but everywhere is up right now.

The apartments at the villas initially look beautiful, but when you live there anymore than a week, you realize they took the shortcuts in the actual construction and quality control was poor. The Villas gates have consistent issues. They sell you on the access to the amenities in both communities, Villas & Serenity. However, when I brought up an issue regarding bathroom access for Villas residents in Serenity, they were more interested in defending the status quo: Having Villas resident physically walk out the building from a side entrence, go back inside the building through the main entrance and up a flight of stairs. So any older or disabled Villas resident cannot access the Serenity bathroom (located on the second floor). This could have been solved by granting key fob access to 1 more communal door (rear gym door). I recently broke my ankle and tried talking to management/staff about this again, however, they were more interested in again defending the status quo and told me to just use Villas’s pool or do the same procedure at Serenity. I’m in a knee scooter, I can’t use stairs beyond absolute necessity and the exit we use already had stairs. If I want to use a particular amenity, it would only take access to 1 door to resolve the Issue. Instead of trying to make ADA accommodations as needed, they make it seem as though it’s an inconvenience to them. Villas residents cannot bring any elderly/disabled people to the Serenity pool/amenities. Their basic unwillingness to resolve issues that require trivial amounts of work reflects on the entire management of the facility. They do nothing to try to maintain or increase a tenant’s satisfaction. Management employees should undergo management and customer service training. Often you are met with “I have to talk to so and so” or “I’ll call you back” with no calls returned.

The Villas at Dorsey Ridge is a wonderful place to live. The complex is quiet backed up against wood lines and intersect with two major roadways. The personnel that run and work in the offices are wonderful, and I could not ask for better folks to work and live with!!!!! I love that the floor plans are open, hard wood floors in the main living area and a lot of natural lot. The only complaint I have, and the reason for a 3 star rating is the maintenance requests. Residents incur long waiting times to get things addressed/fixed, and the lack of communication with the resident on status/updates is frustrating. You have to keep on top of your maintenance requests to ensure it is being tracked, and that action is being taken to fix/repair the problem. However, for emergency requests, they are VERY responsive, but for normal day to day requests, it can take 2-3 weeks or longer for repair. For me, that is not acceptable as the apartments are quoted as "luxury living", yet maintenance requests take weeks to repair. As a resident, who pays $2300 a month so I don't need to fix issues my appliances or plumbing/lighting problems, I would expect a certain level of customer service on maintenance requests. As I stated above, the apartments are WONDERFUL and I LOVE living here, but the only downside is the maintenance response time for general maintenance requests.
