I’ve lived at The Knolls in Thousand Oaks for almost 3 years now with my two college age kids. Not only has it been an overall positive experience, I’ve also found the services when I had small issues with appliances or other things very responsive. Both Raul, Oscar & Aaron have been great. As a previous homeowner I know the difference in a good job & these three men work hard & are knowledgeable. Lynn in the office has helped me when I’ve had questions and has made our stay here a little nicer. The grounds & pools are well kept, we enjoy our time at home, most people are very friendly. My chocolate Labrador has gotten used to the place & having the large open area park non walking distance is definitely a plus.

Zero stars! This is one of two dumpster walking paths between parking structure and apartments on Conejo Canyon Court. There are no crosswalks or connecting sidewalks. This is the only way to get across aside from walking through bushes. The on call service said that they would not clean it because excessive trash on sidewalk was not on their list. The trash poses a health and safety risk to the residents. I arrived after 6 pm but this mess was here all day. It’s very disappointing. The person who took my call raised her voice to me and was not concerned one bit about the problem. She did not ask me one single question about the exposed trash. She said she had a list and trash was not on it so call tomorrow. She did not ask for my name or the location of problem. She was super rude and hung up on me when I called back.

The Knolls may seem like an affordable option, especially with the $500 deposit. However, they charged me and additional $500 after I moved out for basic carpet cleaning and painting. The apartment was in good shape, but they took the deposit and in total I paid over $1000. They're just like anyone else, ready to take your money by any means necessary. Also didn't enforce covid protocols for shared spaces. The Knolls was really was not what I hoped it would be

Wish I had the option for zero stars. Try not to live anywhere near the pool area or tennis courts. It's a non-stop pool party every single day from 11AM - Midnight. The noise is outrageous. The walls are very thin and the windows are essentially paper (not even exaggerating), so it does NOTHING to block the NON-STOP noise of SCREAMING children, constant loud music, or the never-ending parade of alcoholic adults that are in the jacuzzi from 5PM - Midnight EVERY NIGHT. Most of the residents here are unemployed degenerates or low-income families with 3+ children. Oh, and there is NO security patrol on-site. They contract with Lance Security, but Lance is never on the property. When you call Lance to send a patrol to the property, they do not show up. Ever. The management staff are very rude and have not responded to literally a dozen complaints. When asked to move apartments, they attempted to EXTORT ME for an additional $1,200 per month in rent. If you are a horrible person with an addiction to alcohol and a welfare or unemployment check, you'd love it here and they'd be glad to have you.
