Beware! This management company somehow is able to keep the grounds well maintained & had recent facelift/paint of the entire outside of the property. Aesthetically, it LOOKS like a beautiful place to live. In reality, it is not. They are complete failures at repairing air conditioners & garage doors in a timely fashion. A person who calls this place “home” should not have to wait weeks to months for repairs. Slum lords.

Garbage management of the property. All in all the apartments are nice but if you need something fixed, like AC during 100+ degree weather not working, they will not resolve the issue. It’s sad that they can collect rent no problem but can’t provide for the basic needs for their tenants as building owners.

I love estate villas. the grounds are beautiful and the apartments are spacious, and I want to live in Krum (close to family). But I feel sorry for anyone who wants to live here. The Manager Taylor Rasor has absolutely no ethical standards and she lies about everything. As a matter of fact I'm not sure she know the difference between the truth and a lie. She doesn't answer the phone because she having problems with the phone company, she doesn't return messages because she having trouble with the answering service, she can't get the gate fixed for months because shes having trouble with the gate people, and well pest control is the same reason. This is someone who doesn't make sure her bills are paid or too lazy to make sure she takes care of stuff . I have been in the apartment business for 43 years and I have never met a manager as unethical as she is.! She going to say I'm mad because she rented an apt I wanted and well that is the truth. I had an agreement with her to let her know if we wanted a 2B by Saturday. I emailed her (liked she said) Friday nite to let her know we wanted that apt. She never emailed me back, so Monday I called the office and told the girl who answered that I emailed Taylor and wanted that apt, she said Taylor called in sick so she would call her to let her know. Taylor had told me she needed a months worth of pay stubbs and a $200 deposit. Finally on Tuesday she emailed me back and said ok. I told her I would have the pay stubbs and deposit as soon as the checks I ordered came in. NOT ONCE did she say the deposit was a deal breaker, If she had I would have had it to her Saturday. She emails me back and said her helper had leased the apt to someone who came in with all her money and she had to give her that apt since I had not left the $200. My husband went in the same day and told her he would go get a money order and she didn't want it. She said since we lived there we could wait until November to move when she had another 2B coming up. He went in The next morning with a check for $200 to hold it and she wouldn't take it. He ask her how come $200 was so important one day but not the next and told her she was not being very ethical. She is forgetting in all her lies this could be a fair housing issue as I'm 70 years old and disabled. The more I think about it the more I'm just liable to do just that. My next question is what kind of Managment Company would hire soneone like her much less keep her.

We have been here two months to the day and so far, we couldn't be happier! The place has a home type of feel with friendly neighbors and staff. We can walk our dogs or take them to the spacious Bark Park. Kids actually ride their bikes and play outside, the scenery is beautiful and there always seems to be a nice breeze outside. The apartment itself is gorgeous with high vaulted ceilings that make it look even bigger. The only downside we have seen is that parking can be limited some days depending on the time you get home. We've never had to park too far away though and if you get a garage then you can park in there. Our detached garage is big enough for several boxes AND my SUV in there. That and any guests have to park outside of the gate (unless they have handicapped plates/placard) in a designated area by the Leasing office. If you can get past that, its a great place to live. And did I mention the amazing POOL???!!! :)

It's great but I would get spectrum Wi-Fi
