Do not let your college student live here. I’ve lived here for a year and it was honestly one of the worst mistakes of my college life, the buildings are disgusting and the price of these apartments is so ridiculous for the quality they are. They are a money hungry complex that will find any way possible to overcharge your student. Somehow with only one of my roommates living there our bill was 60 dollars more than it should’ve been, not for heating but for sewage. Only one person? For only one month? Impossible. Worst mistake, cannot recommend this apartment to literally anyone. There are much more affordable apartments.

Living at Orchard Trails was great. It was super affordable. I am a college kid who has to pay for my own tuition, rent, groceries etc. and this place is definitely affordable- you hardly exceed you amenities cap, and its close to campus. The maintenance team is also amazing. Sometimes things would just break on their own and they were always there in no time to fix it (plus we didn't get charged). I used to live at the Ave and maintenance would charge us for EVERY LITTLE THING --- even when it wasn't our fault and just normal wear and tear. Also they ave amenities cap is ridiculous I'd pay over $100 each month on top of rent, at OT the most I've been above my rent for amenities is like $8-10

I loved my time at Orchard Trails. Having everything included made it super easy and the staff was great when I needed help. It got loud on weekends sometimes, but it's a college apartment, what do you expect.

If you're looking for housing that is affordable compared to other major apartment complexes around the University of Maine, then Oarchard Trails is your best option. Relative to the other major apartment complexes, the interior of each apartment is the least quality. Certainly not something to show off to your friends. Even the paint on the walls is cheap. They struggled with curb appeal for a while having a broken complex sign and a plastic fence that lines the neighbors property. They routinely tried to fix the fence after each storm, instead of taking the fence down and/or replacing the fence. That was fun to watch during my two years at Oarchard Trails. Ill admit though, I did not spend much time there. I spent Monday through Friday during the semesters at my apartment. Even though I paid for my lease during the summer months, I didnt use it. It was still a good financial descion on my part because of the cost savings for food compared to a dining plan. Once I moved out, they tried to charge me $25 for removing a sock and shirt. They so tried to charge me $50 for painting my walls with cheap paint. Lets just say I won that battle fairly easily. I got my full $100 security deposit back.

From my knowledge of living there, there are only four bedroom apartments
475/month was the last I saw it. May have gone up since then. You'd have to call to see if there are places available, but there almost always is
