This use to be a GREAT place to live with lots of activities. Sadly the management of this mobile home park has made life for all of us miserable. Parental and with uneven application of the rules this park is reminiscent of junior high school with its cliques and favorite people. There is a clubhouse but you can not use it for any type of party and have any type of alcoholic beverage. We use to have Monday night potlucks with Happy Hour. Management put the kabosh on that because management thinks "happy hour" should be one hour. Its very sad....I miss our activities and it rankles me to have these folks act in a parental manner when we are all well over 55 here. They jack rents up every year but take away our amenities that we all pay for. Bar B ques? gone. Car wash? nope. RV parking? also gone. Biggest word Newport Management knows is "liability". Sad when so many older folks need socialization. Uneven application of the rules. No dogs over 30 lbs unless you are the managers friend. No guests living as roommates or in your home unless they are registered and over 55? Sure. Unless you are the managers friend. This is a good place to grow old if you never come out of your mobile home. Everything else is a liability to Newport Management Company. Shame on them.

My brother-in-law lived there many years and just loved it! It is a beautiful place to live. When we visited him we always enjoyed the lovely walks and scenery. So much to do in the area as well!

I see seniors there but I'm sure you are able to speak with leasing office onsite
some for sale. there are 10 or so empty spaces, however, they are being used for construction sites. the park infrastructure is under renovation that started Sept 2017 to take 2 or so years.
Spouse yes. 21yo kid no. 21yo kid would be considered a visitor and only allowed for short periods
as I understand it you may NOT rent. an owner may not even rent a room out unless it is a family member. the park only rents out the space you must own the mobile home.
The contract allows for limited overnight stays. The best thing to do is to contact the office. They are very nice and always eager to help.
Space rent varies with location of the home and the year you moved in. The management here has made it very clear that there will be SUBSTANTIAL rent raises as soon as construction in park is finished. It's scary that at this stage of life seniors are being subjected to this veiled threat when residents have already been subjected to yearly rent raises.
30 pounds is what is stated in contract. it may anger some to see what walked around here though. been told this dogs were here pre this management team, but that is not entirely true. my opinion is they are working on getting back control of the rules being followed.
Utilities, trash, and the guard service are added to your space rent. Runs me about $150/Mo. for two people. No TV or WiFi included either.
A caregiver can be younger than 55.
