On my 3rd year here. Not sure what all the bad reviews are about. Always clean here. 2 appliances failed and were replaced without hassle. I would recommend to anybody looking for new construction in the quiet section of Beaverton.

If I could give the unit I lived in a review on its own I would rate it 5 stars. I also do believe that the staff in the leasing office is kind and professional. However they have made mistakes that cost money to the renter. For example I was renting out a car port in which someone else had just started using. I went to the leasing office to confront them with the issue and they said they can not tow the car. After leaving a note the car was still in my spot the next day. When I went to the leasing office they let me know that they double booked my car spot with a guy who didn't have a car... I knew that was a lie because the family that lived below me use to the be renters for the carport and they had just moved away. Also, were they getting double the income for one car port? Sounds like a shady way to put some extra coin in your pocket if your the one running the racket. Another issue I have was maintenance calls. First and foremost, the technicians that came in were very good. They were quick to identify an issue and had a rather quick resolution to them! Also most appliances in the unit never went down. However in the dead of night while i was sleeping the maintenance guy was pounding on my door and then let himself in with a key. (I didn't answer because someone pounding on my door at night doesn't have anything good to say and I didn't feel safe opening the door.) I know in Oregon that landlords reserve the right to enter a dwelling they own in order to fix an emergency situation. In my case, I had a leak that was going into the downstairs dwelling and could potentially cause catastrophic damage to the unit below me. I agree they are warranted to enter. However they never called, I did not get an email stating that they were going to enter, the individual did a poor job at identifying himself as maintenance. It is incredibly dangerous not just for the maintenance team to enter an occupied unit at night with the tenants asleep, its also dangerous for the tenant as violence could easily erupt if the tenant could feel in fear of their life and the maintenance person would also act in self defense. In short, this could of led to a physical altercation if clearer minds did not prevail. The last complaint I have is that I received an email from one of the staff members stating that I owed the office 80 dollars. Now to be fair I had no idea what they were talking about. The email did not state what it was for, only when it was due. I have never missed a payment while living in this apartment and I felt it was a slap in the face for a landlord to demand 80 dollars and give me a due date when I have been on time with rent every time since moving in. I emailed them back asking what it was for. They didn't respond for 3 days and that was the day it was due. I understand that times are tough for the service industry right now, however demanding money that is due within 3 days and then giving no further information until the day it is due sound more like gang or cartel activity rather than a responsible property owner talking with its tenants. Also it was for the 2 car ports that I had rented. They didn't include it on the bill that I had set up for autopay. I lived here for 2.5 years and was paying $1693 a month when I left which I thought was fair. I left in December of 2021. I lived in a 2 bed 2 bath 1000 square foot unit with full washer and dryer and a decent wall mounted heater and ac system. The unit itself was very nice and it really felt like home. I just don't think that with the management they have now that I would of stuck around for much longer, had I not found a new place to live already. I would advise Simpson reality group to go over their dwelling entering procedures without tenant authorization in order to prevent any possible violent altercation in the future. The procedure they have now is just a court case waiting to happen. (if they have a procedure at all) If you get home later than 5pm on any given day, don't expect parking unless you have a car port.

Do not move here. You will regret it. And your cell phone will never work. There are better and more affordable places. Victory Flats is just another apartment complex owned by a soulless out of state housing conglomerate where decisions (or lack of) are to benefit the bottom dollar and not residents. My apartment - which I rented for around $1600 shot up to $2300 after my move out. This was after a one year lease. I am sure they will state some sort of ‘coMpuTer geNeRaTed LeaSe aMouNt” as to why this happened but it is practices like this that are making housing unattainable for so many. The staff comes across as very friendly but this is just a way for them to hide the gross incompetence that is happening across the board here. **As a disclaimer this review is written under a pseudonym to prevent any retaliation. Before move in: This is when I should have known that living here was going to be a headache. The office staff would say that they would call you with more/updated information and never call. They hardly ever answer the phone, so getting any information at all was an absolute pain. When moving into the apartment, it smelled so bad that I had to open the window and push back the move by a day. I still don’t know what this smell was. Moving in is also incredibly difficult - the parking lots are very tight and depending on your building there is almost nowhere to put the moving truck. Expect to be walking a pretty far distance to move anything in. Living here: I don’t know why this place in the middle of Beaverton has ZERO cell service, but it doesn’t. It didn’t matter what carrier you had, there was little to no service. More communication issues. Big surprise. When a package was missing or if you needed any sort of information, the staff says that they will forward the information along/call you back. Credit to them, they do go through the motions and take all your information down and then...throw it in the trash? I could never figure it out. I never receive one phone call from the office. Parking was a persistent problem. There are plenty of parking spots on site, for an outrageous fee. When an apartment costs as much as these do, you expect it to come with at least one space. That is not the case at Victory Flats. Instead you are left to move your personal schedule around to be able to find parking, otherwise you are parking a very, very long way away. Some residents resorted to parking in handicapped spaces, leaving no options for those who actually needed those spaces. Office staff did not nothing about the issue other than an occasional ‘reminder’ email. Safety: At one point I had my window screens popped open from the outside. When I reported this to the staff they showed very little regard for safety and I was told that my neighbor had not reported anything so it should be fine. Yikes. No action or follow up was ever taken. Move out: The move out conversation should have been another warning that this process was not going to play out in my favor. One of the staff talked trash about other residents who had moved out while processing my paperwork. As other reviewers have stated - do not expect to receive your deposit back and plan on paying them even more money. They use the people moving out as a cash cow to do any upgrades to the apartment after you leave. This staff also clearly has no training in anything related to domestic abuse. When moving out I made sure to make clear that my information needed to remain private. They were unable to do that. Big yikes. Again. I was told that I would be called when my move out documents were ready. Big surprise, no call. I only found out about the additional charges once my account was past due because I worked my way through the phone menu as a someone looking to rent. They DO NOT answer the resident with a question line. TL:DR Run. They will not communicate, will not keep you safe, and will take all of your money.

So happy to call Victory Flats home! My partner and I have been living here for over a month. Some positive features worth sharing for anyone interested: - Application Process: Lauren Gikas ensured it was fast, efficient, yet warm and welcoming. Thank you! - Property: Spacious, clean, cozy, modern. . . Worth every penny! - Community: "Tranquility", is the word that comes to mind. - Location: A short walk away from Elmonica Station and a lovely southwest park. Perfect for morning and evening walks! Overall, beyond satisfied with our decision to move here. Highly recommend it!
