Moved in and there was a list of things needing to be fixed and they did not fix them even though we asked multiple times. The back door had no lock and was put on backwards. There was a hole in the ceiling ect...We were not allowed to view the property before we signed the lease. We put in our 30 days notice and I have called every other day for the last month to get information on move out and they have pretty much ghosted us. I do not recommend renting through Emerald PM.

I’d sooner live in my car than rent with Emerald again. On top of taking the entire deposit, they tried to charge me an extra $800 for blackberry removal (they were there when we moved in) and $400 for the “winterization” of the grounds because they decided to sell the house out from under us in September. I wrote a dispute that went unanswered until a year later, when I got a bill from collections for it. Thankfully in the state of Oregon, the statute of limitations is a year on tenant disputes, so my hands are washed clean of them. It’s been a great 4 years since I dealt with living under their roof. Not sure why they texted me now to leave a review but here you go.

We were tenants for 7 years. Emerald rarely maintained the grounds and units. When we moved in the carpets were old and worn out and there was a rip in the vinyl in the downstairs bathroom/laundry room. When we moved out in March ‘22 we cleaned the unit and even shampooed the carpets. They are supposed to paint units before new tenants move in. My cleaning deposit was $750. They didn’t refund any of it, they charged us an additional $150 and took that money out of my daughters checking account without even asking! I have always gotten my cleaning deposits back, leaving rentals clean. I was told by other tenants that no one that has moved out have ever gotten back their deposits. If that’s true, why does Emerald say that it’s refundable? Also, they raised rent almost every year, for what? Certainly not for maintenance.

My wife and I have had nothing but a good experience with Emerald. Kyle has been amazing during the pandemic and any time we have had any plumbing issues, they are on it. We have rented from Emerald for at least 15 of the 22 years we've been here. We are so grateful for Emerald PM.

I also stayed in a apartment run by them for 3 years and my rent went up EVERY year. I finally left because it always took them forever to get repairs done and I usually had to call 3 or 4 times to even get them to respond at all. On a scale of 1-5 with 1 as the worst landlords I give them a 1 on a good day.
