DO NOT MOVE HERE. We moved in and the place was disgusting. They did not clean, or even inspect the apartment before we moved in. There was fecal matter on the wall (picture attached), visible footprints in the bathtub, and scuzzy greasy dust in all the crevices. The toilet and fireplace were broken. I spent a week cleaning before we could move in. We had issues with HVAC, hot water heater, and our dryer running well or at all. The staff said it’s just the way it is and we have to live with it. Our garage door would open in the middle of the night, and there were a lot of homeless people in the area. At one point someone did get into my garage, and go through my tools.

Ended up not signed a lease here due to personal circumstances, but when I went in to tour the place Natalie was extremely helpful and personable! She made sure to answer all my questions I had and gave me a thorough tour of the property even though she was the only individual on staff that day. If I end up moving I will definitely consider this property in the future!

Martin and Chris (the maintenance guys) are great. Any time there is an issue they are quick to respond and always super helpful. The location of the complex is wonderful, I love being close to I-70 (only 15 minutes to Denver or Red Rocks, and only 20 minutes to Boulder) Having the hot tub and pool open year round is amazing too, also the dog park on site is a huge plus. Glad to call Panorama at Arvada Ridge home!

I'm really glad I got to live at Panorama for a year. It was at a tough time in my life, and they were able to get me into a great 1-bedroom apartment right away. Rachel, Jermeka, Dan, and the rest of the staff were the main reason I'm leaving a 5-star review. I had a few things come up, as is expected with any apartment rental, and they were SO on top of it every time. Daily walks to the soccer fields were a highlight, and I saw some incredible sunsets over the foothills from the Panorama property. The pool is beautiful and the property is really well-kept, too. To all the people complaining about the parking situation in these reviews: what do you want them to do? You complained when there was no parking available, so when they got stricter with parking passes to help us out, you get mad because your friends got towed? C'mon. Be sensible. I had guests over and nobody got towed because I went to the leasing office to get a temporary guest parking pass each time. It wasn't very difficult at all, and I got to build rapport/friendships with the lovely ladies in the office each time. Overall, very positive experience living here. If I hadn't gotten a dream job opportunity in another state, I'd certainly still be living at Panorama.

Pretty much all the apartments in this area are income based and a favorable apartment history from other places would help.
