I am a current resident, though not for much longer. My Nov 1st payment was accidentally returned, my first late/missing payment, and rather than notify me and give me an opportunity to pay, management began eviction proceedings against me on Nov 18th. Completely caught me by surprise. Here are some other issues: • Hot tub has been broken for years. literally years • flooring, cabinets, door handles, faucets, window sills, doors are all the cheapest low cost options available and do not last. Constant issues. • Stair railings have rusted through at the bottom and are unsafe • Iv'e had mail stolen from the lobby, and office staff have misplaced packages that I eventually received months later. Most importantly, you can rent 3,000-4000sq foot houses in this area for about $1800 to $2500 a month. They want $2,200 for a 900sq foot apartment. It is absurd.

DO NOT MOVE HERE! I have been living here for the last 3 years but never seen such a bad manager before. Scot is someone who doesn't like to help people and apartment living is all about helping residents. I needed to print few documents on urgent basis but he refused. I use this print service only during urgent basis. All previous managers were helpful but this one is full of himself. Even my 10 year old son said "dad, that guy is not nice." . I would not renew my lease again. The lady staff is nice but the new manager is full of himself. Hot tub, gym are already not working for past 8 months. Now with new management refusing to help residents is making living here bad to worse. I already turned away a friend's friend who asked my opinion about signing lease here. ***************************** Update after leasing office's reply to my original message: The leasing office just copied and pasted their standard response but completely failed to address the main issue. Material things can break but can be fixed sooner. But what they totally ignored to address is their attitude. Again, you cannot expect positive reviews as long as you have non helping managers there. so fix that first.

I have lived here for the past 4 years and have lived in 3 different apartments. We love the location and the amenities besides the weight machine that has been broken for over a year. The new management is really the biggest downfall. I want to give a shout out to Kierstin she has been the most helpful leasing agent we have had in the past 4 years. She makes up for the lack of management here. We love our new upgraded apartment, there were 5 things wrong when we moved in. We were told we would get knobs on the kitchen and bathroom cabinets and still nothing after 2 months living here. The maintenance staff is very responsive, and helpful. The underground parking is a huge plus and location like I said before. The biggest thing Vicksburg needs to work on is the management it’s the worst and was better when we first moved in 4 years ago. The rent is also pretty high to have poor management, and issues not being resolved by the management. I will continue living here because I love my upgraded apartment just hope we can get new management and also get things that are broken fixed. The littering in the hallways has seemed to improve. We also have had people randomly knock on the door and turn the lights off in the halls, that has stopped as well. Definitely a lot to work on here at Vicksburg, besides my apartment and leasing agent kierstin she’s the best.

Update: Gym has been half repaired. Wow, all they did was take the "out of order" signs off the treadmills! Even though 3/3 treadmills are/have been broken for a while. Do not use the middle treadmill it slips and you will fall on your face.
