We bought our first home with Mahesh as our agent, and he was very helpful throughout the whole process. Since it was our first time, we had many questions. That is a very common question these days since the prices have gone up for over 10 years straight! As far the home prices in Anaheim hills Ca will crash or go, it seems like the prices nationwide are to go up by an average of 5% in 2022 according to the forecast out there so Anaheim Hills prices will go up as well at least in 2022. As of today , there are only 955 homes for sale in Orange County per MLS. that is a historic low, usually there are over 3000 or more homes for sale at any given time in the MLS in Orange County!!

Most likely the home prices will go up in 2022 as well. Not only there is a shortage of homes for sale in Anaheim Hills and Orange County, but there is a short supply of homes for sale Nationwide. With interest rates so low and so many Pandemic buyers, the demand is high so the home will sell much quicker than normal selling times so prices will go up. When you buy a house in Anaheim Hills Ca or anywhere, it is highly recommended that you do a physical home inspection. So before you close escrow, hire a professional inspector and they will inspect the home. they will check your a/s, the air flow, the electrical plugs, the windows and a lot of things that our 'eyes' will catch while viewing the home. Then they will provide an inspection report with pictures, and based on that report and findings, you will know how much work and repairs and work the house needs. and proceed from there on the escrow....

Housing affordability is a way of gaging if you can afford to buy a house based on your income and expense ratio's. Currently in Anaheim Hills and and Orange county in 2021. Basically currently on average in Anaheim Hills and Orange county 44% of your income is going towards the house payment. Lenders also have a limit on what that ratio is based on the type of loan you have and your other assets or income that you may have. Hee is the 92807 snap shot, which is pretty much the same in all areas of Anaheim Hills and most of Orange County... Homes in 92807 on average have: 4.7 Bedrooms 4.4 Bathrooms 3,307 Sqft There are 29 homes in the market that are selling in around 87 days, and most are selling at list price or more than list price. This is a big concern for all sellers, specially in this market. there are several options when selling and buying. one is make it contingent to close on you finding a house and. closing at the same time, 2nd is to close your escrow and ask for a rent back to stay in the house ( lenders allow upto 60 days to stay) and worst case, if you are getting the price and terms you want on the sale of your house, is to move out to family and friends or rent temporarily... hope that helps

whether you are closing a deal in anaheim hills or closing a brand new deal, it is always recommended to do the walk thru. A walk thru is basically insuring that the house is in the same condition when you opened escrow and there are no significant changes while in escrow unless those that were agreed upon by buyer and seller. It is also a good time to check on any repairs done that you may have requested. For brand new homes, you want to see that all the completion, colors or upgrades etc are done per you agreements!

Ordering a home inspection is highly recommended. As consumers we only see what we want to see and overlook many things... So it highly recommended to get a professional to do the inspections... they will find out any defects, or things that are not working or needs addressing. I just did an inspection on a home in Anaheim hills and found out that the air conditioning ducts in the attic were damages and had holes in them.. ! so you never know.!

Your offer may be rejected for many reason. The number one reason is if it is priced too low or it is a ridiculous offer and seller or the agent does not want to waste time working on the offer. Most of the times, you will get a counter offer, no matter how low the price is or the terms and conditions are off the charts. Usually if there are many offers in a hot sellers market, your chances of getting your offer rejected are high as there may be many good offers much better than yours. In a slow market, which we have not seen since 2012 to present,Dec 2020, if the house is sitting on the market for long, the sellers will usually respond to any offers and not reject the offer as they want to work with the buyers and come to an agreement.

When you buy house and after your offer is accepted, you have to give them a deposit for the agreement and monies towards your down payment. so on the first few days you send money to the escrow company, usually the deposit amount is 3% or less of the purchase price. This shows good faith and a sealed agreement to proceed with the escrow and to initiate all the paper works and inspections and appraisal etf. When there are several offers, as the market is very competitive, the more the deposit, the stronger your offer looks!!

In a normal market, you can view 3-10-20 and decide on which home you may want to write an offer. But in this market near Anaheim HIlls housing market and Anaheim Housing market, where there is a shortage of homes ,as of Jan 2021, and there are a lot of buyers out there looking to buy a house due to the low interest rates, see as many homes as you can in one day and write up an offer. Due to Covid19, there are restriction to view homes, I highly recommend viewing virtual tours, driving by the neighborhoods and also driving by the actual homes for sale. Once you see these homes, pick one and write an offer and hopefully you are lucky enough to get your offer accepted. It is a crazy market right now, homes are selling over list price and there are 3-5-10 offer on the table on the great well priced homes! Good Luck !

This question is a tricky one and what applies to one seller may not apply to another seller. If you find the house that you are looking for and can qualify to buy, the it is a good idea and your choices to rent out your current home and or sell it after you buy the new home. If you need the down payment from your current home to buy an qualify for the 2nd home, then obviously you have to sell first and buy on a contingency basis. If you cannot find a house right after you sell your current home, you have to find temporary housing until you find the new home.. s of Dec 2020 the market is very hot, specially in the Anaheim Hills orange county area as there is low inventory and due to Covid19, some seller are not putting their homes on the market. A lot of sales are contingent sales as most need the down payment from the current homes.

That's a good questions. There is no set an answer for how much down payment you need to buy a house. If you are a VA, you can buy a house with 0 down! you can also get an FHA. ( govt loan) where you can put down approx 3.5% downpayment. If you can afford to put at least 20% down that is highly recommended as you save PMI, private mortgage insurance, which is charged monthly if you put less than 20% down payment. It is very common to see 5-10 % down payments when it comes to buying your first home! The more down payment you put,the less the monthly payments you have!

There are 2 terms commonly used .. when the market is hot and homes are selling fast... it is a seller advantage. then there are times when the market slows down for whatever reason, and the homes are sitting on the market for 90-180 days or so and there are too many homes on the market.. that is a Buyer's Market,.. this is because with so many homes for sale , the buyers have the advantage to negotiate better prices and terms within reason... hope that helps

I would highly recommend talking to an agent and to price at market value, rather than what you think it is worth. Br Pricing it at market value, the house should sell within 21 days versus sitting on the market for months and months

I would say Anaheim is a great place to raise kids. I moved to Anaheim way back to raise kids in Anaheim! Anaheim offers great schools, work places, easy shopping and lots of entertainments for little kids and adults kids. There is also Disneyland and other fun venues! Home inspections are not required but are highly recommended. A home may look good to the home buyer, but there are so many things we cannot 'see', so it is best to have a home inspection done by a professional inspector. they go thru the whole house room by room and check to see if everything is working or safe. Specially good to check on a/s system check the city and county codes, water pressure and so many little things that may or may not be working... We highly recommend it

I highly recommend physical inspection when buying a house, even if the house if fully remodeled and updated. There are many things we as buyers cannot see or tell right away regarding the conditions, example the force of the heater or a/c may not be appropriate or the water pressure etc.. So it is worth doing home inspections, it is worth spending approximately $350-500 per inspections.

The best way to save money for a downpayment, whether you buy in Anaheim or any where is to first decide to buy a house! Once you decide to buy a house, talk to a Realtor or a lender and ask them what type of loan you would qualify for based on your income and current debts.. Let's say they say that you may qualify for a 500000$ house and you can qualify for an FHA loan which is a government special loan... in this case you only need 15,000$ for a down payment and you can give yourself 6 month or a year or 2 years to save up. or if you get a conventional loan with a 10% down then you need to save $50,000 dollars! This can be done by cutting unnecessary expenses, working extra hours or overtime if you can, saving on taxes and also see if you can borrow from friends and family. there are other ways, but I just wanted to give a general scenario....!
