We bought a new home there four years ago and loved the home and our neighbors. The yard was a construction zone after the old home was demolished so we rented an excavator and leveled it to landscape. We were required to draw a landscape plan and get it approved, including every plant, and anything we wanted to change or add also had to be approved. We were not allowed to store building materials for a deck or fence repairs even in the back yard out of sight, and regular inspections enforced it. We would get write-ups after inspections telling us to pull weeds, move bbqs, chairs, etc or face eviction notices. You don't own your home there, you only borrow it. After being harassed by management continually despite greatly improving the value and maintaining it well, we had had enough. One of our neighbors was told to paint their home and was working on it for a few weeks when they got an eviction notice because they were not fast enough, so we decided we had to go. We sold quickly and just found a nice house in a small town that feels like our own place. We're looking forward to landscaping now without running it through the committee. Springbrook is expensive, but the oppressive management pushed us out. We pay hundreds a month less now for a similar sized home on a large lot. Think before you buy there.

We were shopping around for an apartment we eventually decided we were buying a house but when we visited this place where were greeted by what I can only say was the most uncleanly woman on the face of the Earth. The office smelled of a combination of cat musk and month old garbage that have never been taken out. I felt disgusting sitting in the chair wondering what might be crawling on me and I wanted to view the apartments as quickly as possible. We looked at a 3-bedroom it only had one bathroom and it looked like our backyard might be a swamp at least our kids will get to play with Shrek. It was open to a public walkway any concerned parents nightmare and you could see where there was water damage on the roof and the walls weren't in the best condition but apparently it was ready for rental. Anywhere is better than here live in a tent in downtown Portland if you have to avoid at all costs from the looking condition of the apartments I'm going to say this is one of those where you will not get your deposit back even if you leave it in better condition. TL DR: avoid at all costs horrible place to live not safe bad area.

I am a resident of the park. It was a pretty cool place to live, with quiet, friendly, helpful neighbors who were at peace with it. Then Cal-Am Properties took over management of it, and very few people in the park, other than Cal-Am themselves, are very happy about it. We first moved in here in 2001 or 2002. The lot rent was $400 to a month. It's 2017 and for our lot rent we now pay over $800 a month. Nothing has changed to improve the park: there is no playground for the kids, no rec center or anything of the like, for the residents, and Cal-Am had been pushing people with older homes out to make room for their newer models which they are trying to sell for ridiculous prices. I would not recommend moving into springbrook estates, unless you like getting the shaft.

Just moved here 9 months ago yard was unfinished. The barrier they put down for weed and grass was crap.they constantly complaining about the yard .trying to get things done is like pulling teeth out of an elephant. They still haven't finished the crawl hole area. Moving here was a big mistake. I don't recommend buying anything here at all do yourself a favor and look elsewhere.

745 plus water and sewer. The sewer is higher since that's what is metered and not water. So if you move into spring brook estates you would be looking at close to 900 monthly. But the park rules are different for each tenant. If the manager likes you then the rules are not always followed but if she doesn't like you she will write you up for everything.
