It is fine. Consider your deposit to be a fee. Ignore all of the rules about pet limitations. You will get at least 1 email a day for your entire stay. Appliances are good, space is decent. That said, anything outside of the kitchen and laundry room have the durability of paper. Your vehicles will be respected more than most parking lots, but humans are humans. As long as you can afford the price, it is better than many places.

If you’re looking for a place to live I’d suggest avoiding Eagle Point. Today they flyered my car asking me not to park directly in front of my building because “it’s for future tenants”. I called to let the management know that I was, in fact, parking in non marked spots. Just like everyone else. She proceeded to tell me they’d appreciate me not parking there anyway. I told her that I apologized but that it was the closest and most safe (what with the crime and vandalism that occurs frequently here) and that until a sign was placed I’d continue to park there. Tell me why I come home to not one notice about leaving trash outside our door (it had JUST been placed there but I digress) but TWO notices totaling in over $350 in fees. The second notice claimed that two weeks ago when maintenance was cleaning dryer vents “they witnessed multiple cats”. We have ZERO animals, five kids, but still, not animals 😅 I immediately went to the office to get them to come take a look around for times sake, and they refused. They said I probably already got rid of the animals… in five minutes that it took me to get the freshly written letter and walk down there? So apparently Eagle Point thinks they’re above reproach and they WILL harass you and forge lease violations.

Pros: beautiful grounds, nice apartments. Felt safe living here with my baby. Mostly quiet and noise complaints taken seriously. Cons: No pets (ESA permitted). They will charge you for every single thing they can come up with when you move out. We are normal, clean, responsible people who left the place move in ready. Consider your 500 dollar cleaning and carpet non refundable fee a scam. We left our apartment incredibly clean, my mother in law even deep cleaned each bathroom. We vacuumed the cupboards. Deep cleaned the fridge. Anyway, we were charged an additional cleaning fee, an additional carpet cleaning fee on top of the 500 non refundable. After all “damages” Eagle Point came at us with a 1000 dollar bill. Honestly the apartment was typical wear and tear. We were good tenants. I was able to negotiate the bill to 800 but this was a process. Be aware and be prepared to essentially pay an extra months rent when you leave. I am not alone, other tenants experience the same thing.

In all honesty, there are good points and bad points. The location is fantastic and we are blessed with good neighbors. But we have been victims of multiple thefts, despite locking our belongings up properly. Bikes, scooters, and the sound system out of one of our vehicles. They busted the window to get in. There is a theft ring around here; every one of our neighbors has had items stolen and vandalized as well. Management says they don't have cameras because it is a liability for them...we say the security of their residents should be more important than their own interests. The grounds are well kept, and maintenance is the absolute nicest group of people. We also like the community events. But the leasing process is horrible and self-serving for the owners--again, putting the business before the people. Suggestions by tenants get waved off. It is the bottom line that matters to the owners of EP, and management has the unpleasant task of enforcing that. Sounds rough, but it's honest.

No, all their leases are a year long with virtually no way to get out of them. Even at the end of a lease you need to renew for a whole year.

Is there short term rentals for the parents to visit?

If my apartment is on the second floor how many stairs is it so I can move furniture in??
